Breakers Boutique Accommodation
Welcome to Breakers Boutique Accommodation. By confirming your reservation and staying with us, you agree to the following Terms & Conditions. These are designed to ensure the comfort, safety and enjoyment of all guests during their stay.
Tariff Inclusions
All room rates include daily breakfast featuring continental options and a selection of cooked breakfasts.
Please advise us in advance of any dietary requirements or allergies so we can accommodate these where possible.
All tariffs include New Zealand GST of 15%.
Credit card surcharges apply:
• 4% Visa & Mastercard
• 5% American Express
Children
Children are welcome at Breakers Boutique Accommodation.
Room occupancy and configurations vary between rooms and are outlined within each accommodation listing.
Koru Room may accommodate:
• Twin configuration
• Triple occupancy with one child under 12 years sharing existing bedding
A complimentary cot is available on request for Koru, Kowhai and Nikau Rooms.
Please note we do not provide additional toddler facilities such as highchairs or baby baths.
Check In & Check Out
Check In
• Check in available from 3:30pm – 6:00pm
• Earlier arrival by prior arrangement only
• Guests arriving later than 6:00pm must contact us
• Latest check in is 8:00pm unless prior arrangements have been made
Due to limited mobile coverage along parts of the Coast, please phone early if your travel plans change.
For guest and pet safety, the property gate remains closed until 3:00pm unless otherwise arranged.
Check Out
Check out is 10:00am.
Guests are welcome to continue enjoying the gardens and beachfront surroundings after check out, however rooms must be vacated by this time.
Hygiene & Guest Wellbeing
The health, wellbeing and comfort of our guests is extremely important to us.
Breakers Boutique Accommodation maintains high standards of cleanliness and hygiene throughout the property and continues to monitor best practice standards for traveller wellbeing.
Cancellation Policy
• Cancellation within 21 days of arrival: 100% of booking total forfeited
• Cancellation between 22–30 days prior to arrival: 50% of booking total forfeited
Please note weather events, road closures and natural disruptions are not covered under our cancellation policy.
We strongly recommend comprehensive travel insurance.
Pets
Guest pets are generally not permitted.
Breakers is home to our two dogs, Ansel and Emma, who are very much part of life here on the Coast.
They are not permitted inside guest rooms and guests are asked not to encourage this.
Guests wishing to travel with pets are welcome to enquire. Requests may be considered outside of the peak October–April season on a case by case basis.
Payments
Credit card details are required to secure all bookings.
Payments are generally processed prior to arrival, on arrival or at check out.
Domestic guests may pay by direct credit using bank account details supplied within their booking confirmation.
Stripe payment facilities are used for online payments and applicable credit card surcharges apply.
Dining & Guest Facilities
Rooms include:
• Small fridge
• Tea & coffee making facilities
Please note there are no guest cooking facilities onsite.
With prior notice, guests may order:
• Homemade pizzas
• West Coast Pie Company pies
• Selected New Zealand wines and beers
Guests are welcome to bring their own beverages.
Crockery and cutlery can be provided for light meals and snacks, and we are happy to heat food in our microwave upon request.
For health, safety and insurance reasons, guests are not permitted to use the main kitchen.

Smoking Policy
Breakers Boutique Accommodation is strictly non smoking within all guest rooms and indoor areas.
This includes:
• Cigarettes
• Vaping
• E-cigarettes
Additional cleaning charges and compensation for loss of income may apply if smoking occurs inside guest rooms.
Guests may smoke outdoors while remaining considerate of other guests and disposing of cigarette waste responsibly.
Damage & Additional Cleaning
We understand accidents can happen during travel.
However, Breakers reserves the right to charge for any damage, excessive cleaning or loss caused beyond normal use and wear during your stay.
Risk Disclosure & Guest Safety
While every effort is made to provide a safe environment, guests acknowledge that travel and accommodation involve inherent risks.
These may include:
• Slips, trips and falls
• Natural disasters and weather events
• Fire related emergencies
• Risks associated with beachfront access and walking tracks
• Medical emergencies
• Loss or theft of personal belongings
Guests are expected to:
• Follow all verbal and written safety instructions
• Exercise caution around the property and beachfront areas
• Supervise children appropriately
• Use facilities responsibly
Please note:
• The beach access track may be slippery and uneven
• Strong waves and changing conditions occur regularly on the West Coast
• Guests should never turn their back to the ocean

Tour Activities & Transport
Breakers Boutique Accommodation occasionally offers photography, history and local experience tours, including activities operated alongside trusted partners.
Participation in these activities carries inherent risks, including:
• Slips and falls
• Water related hazards
• Cycling incidents
• Vehicle transport risks
• Personal injury or property loss
Guests participating in activities must:
• Follow all instructions provided
• Wear seatbelts where applicable
• Not participate under the influence of drugs or alcohol
• Ensure they are physically capable of participating safely
Comprehensive travel insurance is strongly recommended for all guests participating in tours or activities.
